Nolensville has become one of Williamson County’s fastest-growing towns, known for its balance of rural charm and modern neighborhoods. The latest addition to its landscape is Fairington, a large master-planned community that’s beginning to take shape on more than 370 acres near McFarlin Road and Fly Road.
A Mix of Homes and Styles
Plans for Fairington call for over 700 residences, ranging from townhomes and live/work units to larger estate-style homes on half-acre lots. Instead of a uniform layout, the development emphasizes variety—front porches, different garage placements, and landscaped sidewalks are meant to create a walkable, visually interesting streetscape.
Land for Parks and Greenways
Nearly 160 acres of the site are reserved for open space. That includes neighborhood parks, recreational fields, and a trail system designed to connect with Nolensville’s planned greenway network. With that much green space, Fairington is set to devote more land to parks than many similar developments in the region.
Amenities and Gathering Spaces
Beyond housing and green space, Fairington is being designed with a community hub in mind. Plans feature:
Infrastructure and Schools
Growth often brings challenges with traffic and schools, and Fairington’s developers have outlined steps to address both. Road improvements, including widening McFarlin Road and adding connector routes, are planned alongside the housing construction.
Land has also been donated for a new elementary school, expected to serve close to 900 students. This will help absorb some of the additional enrollment projected as Nolensville’s population increases.
What to Expect Next
Site work is underway, and home sales are scheduled to begin in spring 2025. Early estimates suggest starting prices in the $800,000s, though details may vary as construction progresses.
Part of Nolensville’s Next Chapter
Fairington is one of several large projects contributing to Nolensville’s ongoing transformation. With its mix of housing, recreational land, and community amenities, it reflects the broader pattern of growth that has reshaped the town in recent years. As construction moves forward, it will play a key role in defining Nolensville’s next chapter.
